I spent almost 2 decades in the real estate auction business where I learned that the auction method of marketing is the FIRST choice sale method in Australia. At first, I was perplexed and I wondered how and why the Aussies were more progressive in their real estate marketing options than we are in America. But it didn't take long to reveal the truth that all of us can learn from.
First, they understand that the market dictates value and not the asking price. In America, we place a sticker price on the property and when we don't get an offer we tend to think the buyers are unreasonable. But the market always dictates itself and no matter what you have to sell, it's only worth what someone is willing to pay for it. So, the Aussies take a property to the auction block and they force the market to speak on a specific day at a specific time. IF the price falls within their expectations they sell it at the auction. If not, they assign a real estate agent to list it and they play the waiting game.
Second, and much more importantly, the Aussies often work with a debt reduction formula that helps them eliminate interest very quickly. If you can remove the majority of the interest burden on a home loan (and all other consumer debt) it can be paid down and/or paid off much more quickly. Most Australian homeowners owe very little or nothing at all on their homes by using this formula so they don't necessarily fret over where the market is at any given moment. There's no better way to determine the market value than through the auction method of marketing.
